Booking Process

Availability

Calendar listings are for guidance only; availability is not guaranteed.

Booking Confirmation

  • Guest submits a request.
  • We confirm availability via email.
  • An invoice is sent specifying the property, stay dates, guest details, and total cost.
  • Guest must verify all details and report errors within 7 days.

Deposit Payment

Typically, 50% of the total cost is required to confirm the booking. No booking is valid until payment is received and confirmed in writing.

Final Balance

Due 30 days before arrival or during check-in (depending on the property policy).

Guest & Booking Requirements

Guest Information

Guests must provide a list of all travelers, including names, ages (for those under 18), nationalities, and residency status.

Property Access

Only those listed in the booking can use the property. Additional guests require prior written approval.

Usage Restrictions

Guests acknowledge:

  • The booking is strictly for holiday purposes.
  • It does not create a legal tenancy.
  • The property cannot be used for illegal activities, commercial use, or subletting.

Changes to Bookings

Modifications (e.g., guest count, trip dates) must be requested in writing and are subject to approval.

Payment & Cancellations

Payment Sources

Payments must come from a single source (the guest). A maximum of 2-3 installments is allowed unless agreed otherwise.

Accepted Payment Methods

  • Bank Transfer
  • M-Pesa
  • Credit & Debit Cards (3.75% fee)
  • Cash and cheques are accepted

Cancellation Charges

  • 50% of the total cost is charged if canceled more than 30 days before arrival.
  • Booking dates can be pushed forward to cover later dates.
  • Refunds (if granted) incur a 5% administrative fee.

Pet Regulations

  • Approved pets must be well-behaved, house-trained, and never left unattended.
  • Owners must clean up after pets and provide bedding.
  • Pets are not allowed on furniture or beds.

Arrival, Stay, & Legal Compliance

Check-in & Check-out

Guests must adhere to specified arrival and departure times.

Liability Waiver

Guests may be required to sign an indemnity form, releasing the Owner/Agent from responsibility for injuries or losses.

Identity Verification

Local laws may require guests to present passports or identity documents upon check-in.

Photographs & Representations

Property images and descriptions are for guidance only; minor differences may exist due to renovations or décor changes.

Email Communications & Data Ownership

By making an inquiry or booking, guests consent to receiving email newsletters. Guests may unsubscribe at any time.
